Maybe I don’t want people to see how small the bedrooms are. If I show them a floor plan won’t that turn them away?

Do you want a bunch of people traipsing through your home only to walk into the bedrooms and say, “Wow. These are tiny”.  Offering a floor plan pre-qualifies a potential buyer so you get more serious buyers in the door that hopefully, by studying the floor plans and photos of your home are already emotionally invested in their visit.  You want the walk-through to just confirm what they knew all along; they love your house.

If this is such a good idea, then why don’t more people have floor plans on their listings?

Your guess is as good as ours! Maybe the agent sees it as a time commitment, or extra money they don’t budget when marketing their homes.  Maybe they can’t think outside the box and are content to doing things the way they have done them for years.  All I know is that once they catch on (and they will catch on) they will be as common as having photos, its only a matter of time.

Why are your floor plans better than virtual tours and panoramic photos?

The most obvious answer would be cost.  A basic floor plan is at least a third of the price of the cheapest panoramic photo package.  There of course is a reason for this in that the panoramic photos usually must be staged and require a person skilled in blending all of the individual photos together to get the 360 view that you see on other listings.  Beyond that however, floor plans don’t care if your home is messy, or if the furniture you have doesn’t show of the space.  Many virtual tours cannot be viewed on mobile devices which is where a lot of tech savvy people are looking as there are driving around the neighborhoods.  Panoramic photos cannot be used in Flyers either.  Floor plans can.  They can be uploaded just like an image file, or cut and pasted into a print marketing brochure.  The file we send fits on a standard sheet of paper so you could even just attach it to the brochure as an extra page.

I’m concerned that criminals will see my floorplan on line and use it to break-in.

If you only want serious buyers to be able to see the floor plan, just coordinate these requirements with your real estate agent.  They should be able to screen potential buyers and only provide the most serious prospects with your plan, however we have yet to hear about someone being robbed just because they put a floor plan of their home on a website.

What if I want to draw my own floor plan?

That is definitely an option as there are many computer programs out there that will let you do just that.  What you will not get is the consistency that we can provide, and that buyers will look for.  While we don’t dimension our basic floor plans, we will provide a money back guarantee that our plans are within 3” of any actual overall room dimension.  (dimensioned plans can be provided for a nominal fee)

I’m not selling my home, but I really like the idea of having plans to reference when thinking about home renovation and remodeling.

Not only can we provide the floor plans, we can also give renovation input! The owner is a registered architect and can work with you to develop your ideas as well as carry them through to reality.  If you already have an architect, for a nominal fee we can provide more detailed drawings of your existing home.

Just fill out our contact form on this site, or call our phone number to set up an appointment.  We will work with you to find the best date and time for someone (either the Seller or the Agent) to let us into the home to measure it.  While we prefer for someone to be there while the surveyor is on site, it is entirely up to you to have someone stay while we measure your home.  All we ask is that you fill out a release form in advance if you prefer to have us lock up when we are done.  Our trained staff consists of professional architects and designers that have passed our background checks and carry liability insurance.  We are comfortable working with real estate agents to let us into the home so the seller never has to leave work or make special accommodations.  Once on site we will measure the room dimensions with a laser device and locate all of your home’s most important features.  We will then email finished JPEG and PDF files for your use or send them directly to your agent within 48 hours.  We can post the plan to our website, and send you a link to share as well as post to Twitter and Facebook.  You can opt out of these services at any time.
